2011 promises to be another challenging year for property bankers with limited appetite for new lending and many problem loans still to be sorted out.
The APB's joint initiative with the IPF now has a name - the Property Banking Forum. On behalf of the PBF, Alex Catalano will be conducting research throughout January with the intention of estimating the amount of liquidity available for new lending/refinancing this year. Alex will be interviewing most of the active property lending banks and the results will hopefully give us a better understanding of the funding shortfall that we are facing this year and the terms upon which banks are now willing to lend.
I urge all of the banks that are interviewed to try to be as helpful as possible. The information given will be absolutely confidential and no single bank will be mentioned/singled out when the results are available. We are simply trying to compare last year with this year and see if there is a notable reduction in the amount of capital available for property finance transactions and to understand the main reasons for this. The next step is to consider what can be done about this.
